Bid Review & Contract Administration

  • Prepare and distribute Requests for Proposal (RFPs)

  • Present clear, side-by-side bid comparisons to the Board
  • Coordinate contract execution and confirm required documentation

Project Oversight & Financial Control

  • Monitor progress against approved scopes and schedules
  • Review invoices and track costs against project budgets
  • Assist with special assessments, reserve coordination, and insurance claims when applicable

Communication & Resident Coordination

  • Draft and distribute clear project notices, schedules, and progress updates
  • Coordinate unit and common-area access as needed
  • Serve as the primary point of contact for residents, contractors, and the Board

Project Close-Out & Documentation

  • Coordinate final inspections and punch-list completion
  • Collect warranties, lien releases, and close-out documentation
  • Provide post-project summaries and assist with future maintenance planning
